The Down Payment Stack

Buying your first home in Ontario means juggling multiple programs. We help you stack them together to maximize your purchasing power.

FHSA Optimization

Maximize the $40,000 First Home Savings Account. Tax-deductible contributions and tax-free withdrawals for your purchase.

RRSP Home Buyer's Plan

Access up to $60,000 from your RRSP tax-free via the Home Buyers' Plan. We'll show you how to combine this with your FHSA for maximum impact.

Land Transfer Tax Rebates

Claim up to $4,000 in Ontario provincial rebates, plus additional municipal rebates if you're buying in Toronto.

Pre-approval that survives the offer.

Most bank pre-approvals are really pre-qualifications: a soft credit check, a number, and nobody has looked at a single document. They come apart at the worst possible moment.

We do the opposite. We collect your income documents, verify your down payment and underwrite your file before you shop, so the number you are given is built on evidence rather than an estimate.

It is still not the lender's final commitment. The property, the appraisal, insurer review and any material change in your finances all still matter. That is exactly why we will always tell you to keep a financing condition in your offer, however strong your file is.

  • Document review before you shop
  • 120-day rate hold protection
  • Clear maximum purchase price
  • Exact monthly payment scenarios
  • Closing costs fully mapped out

Common questions

First-time home buyer mortgage questions

What programs help first-time home buyers in Ontario?

Four, and they stack. The First Home Savings Account lets you put in $8,000 a year to a $40,000 lifetime maximum, deductible going in and tax-free coming out. The RRSP Home Buyers’ Plan lets you withdraw up to $60,000, repaid over fifteen years. Ontario’s land transfer tax refund returns up to $4,000. And the thirty-year amortization available to first-time buyers lowers the monthly payment, which changes what you qualify for.

Most people use one of these. Used together, and in the right order, they are worth considerably more.

Do first-time buyers get a break on land transfer tax in Ontario?

Yes. Ontario refunds up to $4,000 of the provincial land transfer tax for eligible first-time buyers, which covers it entirely on a home up to roughly $368,000 and reduces it above that. Buying in Toronto adds a separate municipal rebate on top.

You claim it at closing through your lawyer. It is not automatic, so make sure they know you qualify.

How much are closing costs for a first home?

Budget 1.5 to 4 percent of the purchase price on top of your down payment. Land transfer tax is usually the largest piece, then legal fees, title insurance, the inspection, and adjustments for property tax the seller has already paid.

This is the number that catches people out. They save hard for the down payment and forget the rest. We give you the real figure early, so nothing lands as a surprise two weeks before closing.

Can I buy a home with no down payment in Ontario?

Not really, and the honest answer matters here. The minimum is 5 percent on the first $500,000, 10 percent on the portion between $500,000 and $1.5 million, and 20 percent at $1.5 million and above.

What does exist is flexibility about where that money comes from: savings, a gift from an immediate family member, an FHSA or RRSP withdrawal, and in some cases a borrowed down payment. If someone is offering you zero down, look closely at what it actually is.

Let’s start with a conversation.

Thirty minutes. No pressure. No rate-shopping. We listen, we ask questions, and we tell you whether the mortgage you are thinking about is actually a win for your future.
