Step 2 · The qualifying wall

A good deal you can't finance isn't a deal

Lenders add back a slice of your rent to help you qualify. But in 2026, when rent carries more than half your qualifying income, a new rule (IPRRE) can push your rate and down payment higher. Here's where this deal lands.

How this tool works

The method behind the investment numbers

This tool tests whether a rental property carries itself, and how sensitive that answer is to the assumptions underneath it.

How it is calculated

Gross rent − vacancy allowance = effective rent
Effective rent − operating costs = net operating income
Net operating income − mortgage payment = cash flow

Operating costs mean property taxes, insurance, utilities you pay, maintenance, condo fees and property management if you use it. Leaving any of these out is the most common way a deal looks better on a spreadsheet than in a bank account.

The assumptions that decide the answer

  • Vacancy. Assuming full occupancy every month is the single most optimistic input available.
  • Maintenance. Older properties cost more than new ones, and an average across years is more honest than a good year.
  • Rent used for qualifying. Lenders apply their own rental offset or addback rules, and the figure they use is often lower than the actual rent.

What this tool cannot tell you

  • Whether you qualify. Investment property financing has its own down payment minimums and its own debt service treatment.
  • Whether the property is a good buy. Cash flow is one input into that decision, not the decision.
  • Your tax position. Rental income, expenses and capital treatment are questions for an accountant.
  • Future returns. Nothing here forecasts appreciation, and no responsible tool would.
