Does Refinancing Make Sense?
Refinancing can lower your payment or roll high-interest debt into your mortgage, but breaking your current mortgage has a cost. Enter your numbers and we'll estimate whether it's worth it.
Open the Refinance ToolThe math has to make sense.
Breaking your current mortgage to refinance usually involves a penalty. We run the numbers to ensure the long-term savings or benefits outweigh the immediate costs.

Common questions
Mortgage refinance questions
How much equity can I take out when I refinance?
Up to 80 percent of your home’s value, minus what you still owe. On a $700,000 home with a $400,000 mortgage, that is roughly $160,000 available.
Whether you should take all of it is a different question from whether you can. The lender sets the amount you are allowed. What you are doing with the money sets the amount that is wise.
What is the penalty for breaking my mortgage to refinance?
On a variable rate it is normally three months’ interest. On a fixed rate it is the greater of three months’ interest or the interest rate differential, and the IRD can be several times larger depending on your rate, the time left in the term, and how your lender calculates it.
Get the exact quote from your lender before you decide anything else. A refinance that makes clear sense at $2,000 can be the wrong move at $12,000.
Can I roll my credit card debt into my mortgage?
Yes, and it usually cuts the interest rate on that debt dramatically. The catch is the part nobody says out loud: consolidating works once. If the cards fill back up, you have converted short-term debt into a lien on your home and doubled the problem.
We will do it, alongside a plan for what changes so it does not happen again. That second part is the whole job.
