Understanding Vacation and Second Home Mortgages

A cottage or second home is financed differently from the home you live in. Lenders look harder at the property, your income and your savings. Here is what to expect before you write an offer.

Summary: Second homes often need a bigger down payment, stronger credit and proof you can carry two homes. Rental use changes the tax picture. Call Kelly at 289-723-2126 to check your numbers and the property before you buy.

How is a second home mortgage different?

  • Down payment. Many lenders want 20% or more. Some year-round cottages qualify for insured programs with less down. It depends on the property.
  • Rate. Can be a little higher than on your main home.
  • Qualifying. You must show you can pay both homes, plus taxes, insurance and heat on each.
  • Credit. Lenders expect a solid credit history.

Does the property itself matter?

Yes, a lot. Three questions decide which lenders will look at it:

  1. Is there year-round road access?
  2. Is there a permanent heat source?
  3. Is there drinkable water?

If the answer to all three is yes, more lenders and insured programs are open to you. If not, you may need a larger down payment and a different lender. Ask us to check a listing before you make an offer.

What costs should I plan for?

Beyond the mortgage, budget for property tax, insurance, upkeep and utilities on a second place. Insurance and taxes on cottages can be quite different from a city home. Some lenders also want to see savings that could cover a few months of payments.

What about taxes if I rent it out?

If you rent the property for part of the year, the Canada Revenue Agency has rules for reporting that income. You may be able to deduct part of the mortgage interest and property tax for the rental portion. Talk to your accountant before you buy so the setup fits your plans.

How do I pick the right property?

Think about where it is, how often you will use it, whether it can earn rent, and how values have moved in that area. A place you can reach easily is a place you will actually use.

How do I get the best deal?

Compare more than one lender. A mortgage broker can show you bank, credit union and alternative options side by side and match the property type to the right lender.

Example

A client bought a vacation home in Niagara-on-the-Lake with 30% down and a fixed rate, slightly higher than on their main home. They chose it for its rental demand. We set up the mortgage so the rent helped carry the cost while they kept time for family use.

Common questions

How much down payment do I need for a cottage in Ontario?

Many lenders want 20% or more for a second home. A cottage with year-round road access, permanent heat and drinkable water may qualify for insured programs with less down.

Are rates higher on a vacation home?

They can be a little higher than on your main home, especially for seasonal properties or ones that need a non-bank lender.

Can rental income help me qualify for a second home?

Sometimes. Some lenders count part of the expected rent. Others qualify you on your own income only. We match you to a lender whose rules fit how you plan to use the property.
